Privacy Policy

This Privacy Policy explains how Marcelino S. Viereck, a licensed real estate salesperson affiliated with Coldwell Banker Realty ("I," "me," or "my"), collects, uses, and protects information you provide through marcelinoviereck.com (the "Site") and through phone, text, and email communications. By using the Site or submitting your information, you agree to this Policy.

Information I collect

Information you give me. When you fill out a form, request a home valuation, ask about a property, sign up for alerts, or contact me, I may collect your name, email address, phone number, mailing or property address, and details about your plans to buy, sell, or rent.

Information collected automatically. Like most websites, the Site uses cookies, pixels, and similar tools to collect your IP address, browser and device type, pages viewed, referring site, and time spent on the Site. This helps me understand how the Site is used and measure advertising.

Information from third parties. I may receive information from property search, home-valuation, and advertising platforms you interact with, such as when you submit a lead form on a social media ad.

How I use your information

  • To respond to your inquiries and provide real estate services you request

  • To send property listings, market updates, home-value reports, and other information you've asked for

  • To contact you by phone, text message, or email, with your consent where required by law

  • To schedule showings, consultations, and appointments

  • To improve the Site and measure the effectiveness of my marketing

  • To meet legal, regulatory, and brokerage record-keeping requirements

Text messaging (SMS) and mobile information

If you opt in to receive text messages, I collect your mobile number and your consent to use it for that purpose. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. This excludes service providers that help me deliver messages (such as my messaging platform and wireless carriers), which may only use your information to provide that service.

You can opt out of texts at any time by replying STOP. Reply HELP for help. See the SMS Program Terms in the Terms of Use for details.

How I share information

I do not sell, rent, or trade your personal information. I share it only as follows:

  • My brokerage. Coldwell Banker Realty, the brokerage I'm licensed under, as required for supervision, compliance, and record-keeping.

  • Service providers. Companies that help me run my business, such as my CRM, website host, email and texting platforms, and analytics tools. They may use your information only to perform services for me.

  • Transaction partners, at your request. When you're working with me on a purchase or sale, I may share necessary information with lenders, attorneys, inspectors, title and closing professionals, or the other party's agent to complete your transaction.

  • Legal reasons. When required by law, subpoena, or regulation, or to protect the rights and safety of you, me, or others.

Cookies, tracking, and advertising

The Site may use analytics and advertising tools, including Google Analytics and the Meta (Facebook) Pixel, to understand Site traffic and show relevant ads on other platforms. You can control cookies through your browser settings, opt out of Google Analytics with Google's browser add-on, and adjust ad preferences in your Meta and Google account settings. The Site does not currently respond to browser "Do Not Track" signals.

Third-party links and property search

The Site may link to or embed third-party tools, such as property search and home-valuation services. Those services have their own privacy policies, and I'm not responsible for their practices.

How I protect your information

I use reasonable administrative, technical, and physical safeguards to protect your information, consistent with Massachusetts data-security regulations (201 CMR 17.00). No method of transmission or storage is 100% secure, so I can't guarantee absolute security. Please don't send Social Security numbers, bank account numbers, or similar sensitive data through Site forms or by text.

How long I keep information

I keep your information as long as needed to provide services, keep in touch with you as requested, and meet legal, licensing, and brokerage record-keeping requirements. After that, it's deleted or de-identified.

Your choices

  • Text messages: Reply STOP to any message to opt out.

  • Email: Click "unsubscribe" in any marketing email.

  • Phone calls: Ask me to stop calling and I'll add you to my internal do-not-call list.

  • Access, correction, or deletion: Email lino@msvhomes.com to ask what information I have about you, or to correct or delete it. Some records may need to be kept to meet legal or brokerage requirements.

Opting out of marketing won't stop messages directly related to an active transaction you're involved in.

Children's privacy

The Site is not directed to anyone under 18, and I don't knowingly collect personal information from children under 13. If you believe a child has submitted information, contact me and I'll delete it.

Changes to this Policy

I may update this Policy from time to time. The effective date at the top shows when it was last changed. Continued use of the Site after a change means you accept the updated Policy.
